The proposal allows for the incorporation of 21 boutique all-suite hotel room accommodation in a recessively massed building envelope.

Development Summary/ Features:

• Retention of the 2 storey historic facade and demolition of the most recent 1930’s portion to facilitate new Kitchen and Dinning facilities.
• Separate hotel accommodation entry
• Basement toilets and back-of-house facilities
• Sight-line views from Smith Street are screened to avoid any dominance of the new upper levels
• The new facade is recessed from Peel Street so that the height and overall building mass sit comfortably with the historic corner building
